Hi Greg,
As part of our site plan review process with the City of Bozeman, we are required to get written confirmation from the
utility providers that lot frontage utility easements are not needed where this project fronts Babcock Street. The building is
proposed with zero-lot line street setbacks and utility access is in the rear of the building. Would you be able to confirm
that Yellowstone Fiber does not need lot frontage utility easements on Babcock Street with the proposed development?
The site plan drawings submitted to the City of Bozeman are attached for your review. Please reach out with any
questions.
Thanks,
Kyle

Kyle,
As long as the easement area on the east side of the building remains, we should be able to serve this from the alley
access.

Kyle,
I confirm that Lumen does not need a lot frontage utility easement. Any facilities we provide would be rear alley
access.

Kyle,
Charter/Spectrum doesn’t have any facilies running east/west along Babcock. But there are fiber/coax lines running
north/south across Babcock in the alley between Church Ave and Wallace Ave that would have to rerouted before we
could vacate an easement along Babcock St.
Thanks

Good Morning Kyle,
I don’t believe that we need a frontage utility easement at this location we would likely come up the alley to serve
this location. I have added our engineer Dan to confirm.
