Proposed Gabriel Avenue will border the west side of the park. Undeveloped farmland borders the east edge of the park and several newer subdivisions exist to the east/southeast with Gran Cielo development and park being the closest. Currently the park area is agricultural farmland with a low functional, non-critical wetland area on the eastern half of the site. An abandoned irrigation ditch runs north to south through the wetland area. Approximately half of the park is existing Wetlands which will remain undeveloped and are not counted towards the parkland calculations.These are low functioning non critical wetlands with an abandoned irrigation ditch. Refer to wetland review submittal document for additional wetland information. The proposed parkland for Range 5 Park is 1.31acres. The required parkland is 3.14 acres. Phase 1 of the park spaces will be the creation of Park Easements and development of the of the proposed public park easement area. The HOA shall enter into an annual contract with a certified landscape contractor for upkeep and maintenance. The HOA shall be responsible for care of common spaces, replacement of dog waste station bags and emptying of refuse containers. Any and all work and/or park fixtures must meet standards set by the City Parks Division. Trees: The trees shall be staked for the first 2 years to help stabilize, after 2 years stakes and fenc- ing must be removed to allow natural growth habit. Maintenance duties to be performed will consist of spring and fall clean up, pruning, care and replacement of dead trees. All tree trimming and pruning must be performed by a certified arborist as outlined in City Ordinance 12.30.040 in coordination with Forestry Division. All trees on public property are subject to City of Bozeman permits and ordinances. Trails: Trails will be inspected regularly and receive routine patching and surface maintenance to pre- vent erosion or unsafe conditions. Weeds on or near the trails well be controlled following City of Bozeman standards, set by the City Parks Division, and using industry standards or as part of a weed control plan. Turf and Native Grass Care: Spot weeding shall occur during establishment period of native grass areas. Native grass and areas should be mowed 1-2 times per year depending on rainfall levels. The first mowing should occur at the end of May, and the second time should take place around mid July, with the final mowing in Mid October. Use of pesticides should be limited around native grass and shrubs. Kentucky bluegrass lawn areas should be maintained between 2”-4 1/2” and should receive approximately 12” water between June 1st and late September. This translates to about 1” water per week for lawn areas. Watering shall be adjusted per City of Bozeman drought restrictions. Ideal watering times are 4-6 AM.Mowing will not be done during extremely wet periods or when sub-grade is saturated or with standing water. Established lawns can receive a deep, but less frequent watering in order to conserve and not over water. Irrigation: Irrigation system should be charged in early summer and blown out in fall before hard frost occurs. Irrigation system shall be checked regularly and monitored for any leaks, broken heads, clogged drip emitters, vandalism, etc. Heads should be checked for proper coverage/ overspray and adjustments made as necessary. Any equipment replacement shall be consis- tent with the existing system. Irrigation scheduling may also be adjusted seasonally to apply less water in Spring and Fall and additional water in peak summer season.
