Concurrent construction of off-site and on-site public improvements with vertical building is
requested with this application to allow for timely delivery of residential units. The details for each
phase of concurrent construction are provided below – each individual phase is displayed on civil
sheets C6.0 – C6.4 and the off-site improvements are included on sheet C3.5.
Phase 1
The Phase 1 plan is included on sheet C6.0 and the off-site improvements are included on sheet
C3.5. Phase 1 includes the following:
• The site plan elements included on sheet C6.0.
• Bennett Boulevard from its current western terminus in Gran Cielo Subdivision to the
western boundary of Phase 1. The fire hydrant at the intersection of Bennett Blvd and
Gabriel Ave must be operational prior to any vertical/timber construction on site. A
gravel access road (minimum 20-ft wide) must be installed and maintained to the
project site and fire hydrant prior to vertical construction.
• Gabriel Avenue from Bennett Blvd to Apex Drive.
• Apex Drive from the eastern property boundary to Fowler Lane.
• 8” water main installation in Apex Drive from eastern property boundary to its current
western terminus at the intersection of Apex Dr and S. 29th Ave (see sheet C3.5).
• South 27th Ave from Bennett Blvd to Stucky Rd will be improved to a road section approved
by the City of Bozeman (see sheet C3.5).
Phase 2
The Phase 2 plan is included on sheet C6.1. Phase 2 does not include any off-site or on-site public
improvements. Phase 2 includes the following:
• The site plan elements included on sheet C6.1.
Phase 3
The Phase 3 plan is included on sheet C6.2. Phase 3 includes the following:
• The site plan elements included on sheet C6.2.
• Extension of Bennett Blvd to Edgerton Ave.
• Edgerton Avenue between Bennett Blvd and Apex Dr.
Phase 4
The Phase 4 plan is included on sheet C6.3. Phase 4 includes the following:
• The site plan elements included on sheet C6.3.
• Fowler Lane improvements along the property frontage. The Fowler Lane section will match
the section installed along the Buffalo Run project (38-ft section with 16” water main).
Phase 5
The Phase 5 plan is included on sheet C6.4. Phase 5 includes the following:
• The site plan elements included on sheet C6.4.
• Bennett Blvd from Edgerton Ave to Fowler Lane.
