NOTICE OF A PUBLIC MEETING FOR A
PRELIMINARY PLAT APPLICATION
This application is evaluated against the Subdivision Preliminary Plat requirements of sections
38.220.040, 38.220.060, and 38.240.130 of the municipal code and associated standards. Approval or
conditional approval may be granted if the decision maker determines all criteria are met.
The public may comment orally at the public meeting or in writing at or prior to the public meeting
regarding compliance of this application with the required criteria. Comments should identify the specific
criteria of concern along with facts in support of the comment. During the notice period the City will
continue review for compliance with applicable regulations.

Summary: A preliminary plat requesting to subdivide three lots zoned REMU into a major
subdivision for residential, commercial, park, and open space uses. The subdivision is bound to the
north by East Valley Center Rd., and to the east by Davis Lane. 146 buildable lots along the east side
of the property are proposed with the phase 1 development which totals 15.22 acres. 20 restricted
development lots will require additional subdivision review to west of Phase 1 and total 83.53 acres.
Phase 1 is proposed with four sub-phases within the phase 1 boundary. A range of residential uses
are proposed with approximately 4% of the overall subdivision area to be used for commercial lots.
Additional uses of land within the subdivision include streets and walkways, parks, open space, and
area allocated for a lift station.
Parcel size: 114.68 acres Location: Addresses TBD, southwest of the corner of East
Valley Center Road and Davis Lane. Northwest of the corner
of Westlake Road and Davis Lane.
Legal Description: Situated in the NE ¼ of Section 27, Township 1 South, Range 5 East, Principal
Meridian, City of Bozeman, Gallatin County, Montana.

On Tuesday, November 19, 2024, at 6:00 p.m., in the Commission Room at City Hall, 121
N. Rouse Ave, Bozeman, Montana, the City Commission will conduct a public meeting on
Application 23366 Turnrow Subdivision Preliminary Plat. Members of the public will also
