Jonathan, Mikaela, and Lance, As a result of ongoing conversations with Northwestern energy, we wanted to update the City on developments with regards to gas and electric service that have an engineering and/or coordination component. Natural Gas Supply Northwestern Energy has advised the project team that the full buildout of the area serving the Turnrow Subdivision will require the installation of a natural gas regulator station since the distribution lines in the area are not adequate to serve anything beyond Phase 1 of the project. NWE is asking for Virga to designate a portion of the northwest corner of the property (near the proposed lift station site) for a regulator station. They have indicated that this area would be approximately 40' x 40'. I anticipate there are a couple of coordination items that would need to be worked through with the City: 1. To provide access, we'd like to use the same shared entrance off of Valley Center Road (MDT won't permit separate entrances in close proximity). a. The access to the lift station site and the NWE regulator station site would then be divided from this shared access and separately fenced/secured. 2. The regulator station and COB lift station would be in close proximity, so we want to confirm there won't be any regulatory issues with those facilities being located near each other. Here's a map showing the requested approximate location and routing of the gas through the site. 2 Electric Service and Davis Lane Taper The existing overhead power on the west side of Davis Lane must be relocated further west in the designated PUE along the Turnrow street frontage. The transition back to the existing overhead line at the southeast corner of the property poses some challenges. The owner has not had any luck coordinating on an additional easement along Terry Schaplow's property for the corner that between the SE corner of Turnrow Subdivision and Westlake Road. 3 After a lot of back-and-forth with NWE, our current best solution at the moment is to bury the electric power line as far as we can to the south, then re-route the new buried line back overhead on the southernmost existing overhead pole. This will keep us from disturbing Utilities near Terry's property. To do so, we would need to ask that the tapering from the new 3-lane curbed section be performed further north of the property line (distance TBD based on clearance from the existing pole). Please see the sketch below for the general ideal of what we are requesting. Before we get to far into design, we want to discuss what it would require to allow us to pursue this path.
