Subject: Turnrow Subdivision – Transmittal of Noxious Weed Management and Revegetation Plan MMI#: 6916.004 Dear John: Please find enclosed a copy of the Subdivision Noxious Weed Management and Revegetation Plan (Weed Plan) and a check for the $300 application fee for the Turnrow Subdivision project located at the southwest corner of the intersection of Valley Center Road and Davis Lane. A weed location map of the project area is provided in the enclosed Weed Plan. The 115-acre property was investigated for the presence of noxious weeds by 406 Weed Control during the fall of 2023. The majority of the property is planted in wheat. The edges of the property contained the following noxious weed species: Canada thistle, common tansy, musk thistle, and hoary alyssum. The enclosed Weed Plan describes the weed management plan in addition to the planned disturbance and revegetation plan. Cost estimates provided in the enclosed Weed Plan for weed management and revegetation are provided by 406 Weed Control. Please review the enclosed information at your earliest convenience. MANDATORY REVEGETATION REQUIREMENTS:
Areas disturbed during subdivision development (road construction, pond construction,
service/utility/gas/electric/telephone line installation) shall have a layer of topsoil redistributed
onto disturbed areas. Disturbed areas must be seeded to an appropriate grass seed mix for the
site. During the first and second years of grass establishment, areas seeded to grass shall be
mowed as appropriate to prevent weed seed development and dispersal.

The Memorandum of Understanding required for final plat approval will be denied if all of the
documentation is not received with the MOU application.
Proposal for Weed Management at Proposed Turnrow Subdivision, Bozeman, MT.
Description - The 115-acre property is located west of Davis Lane and south East Valley Center Road. The
current usage is agricultural for the interior of the property which is planted in annual crops. The perimeter is
1.73 miles (approx..) of unmown native grasses. The fenced perimeter area varies in width from 6-8 feet to
over 20’.
Noxious weeds – A site survey was conducted in early October 2023. The interior cultivated area is well
maintained for weeds and none were noted.
The perimeter area has infestations of Canada Thistle and some Common Tansy. The thistle is heavy in
patches and sparce along other sections. Spotted knapweed was found along Davis Lane at the south end of
the property. Also noted were few musk thistle and hoary alyssum.
Three Year Management Plan – Gallatin County requires a three-year management plan for all developed
subdivisions. The Year One application in spring 2024 will consist only of the perimeter area. The developer
states that weed control on the agricultural portion will continue to be the responsibility of the farmer.
The applications for Years Two and Three will be dependent on the extent of development on the interior
space, the level of infestation and the variety of weeds present. Based on past experience we can expect the
application cost to increase as soil is disturbed.
Herbicides used – We recommend Corteva Chaparral at an application rate of 3 ounces per acre combined
with a non-ionic surfactant such as Loveland Liberate at 6 ounces per acre to assist with drift control and
herbicide adherence and penetration in weeds. Chaparral is approved for park and recreational areas. It has
an 18-month residual control that assists in inhibiting continual weed propagation from seed. There are no
grazing restrictions for livestock and it is not harmful to wildlife. The application will be done using an ATV
and off road 70-gallon spray trailer.
Timing – I would schedule the property for a mid-June application for control of early emergent weeds such
the musk thistle and late enough to be effective for later emergent Canada thistle and knapweed
Cost
The 2024 cost to cover the perimeter native areas would be 645.00. Cost for Year’s 2 and 3 will be dependent
on the work required. Typically for a 115-acre site under development we could expect the cost to be in the
range of $2300-$4000.

The 2024 Application as outlined in the approved Gallatin County Weed Management Plan will be completed with an
application during the month of June 2024. The year 1 cost as estimated by 406 Weed Control LLC is not to exceed
645.00 and is based upon the information provided in the approved Gallatin County Weed Management Plan for the
proposed subdivision.
Years 2 and 3 costs are estimated. Ground disturbances, extent of development and material costs may impact estimates.
If actual cost will exceed estimates, owner will be notified prior to application.
