Dear Mr. Schaplow,
I hope this letter finds you well. My name is Peter Ransone and I represent Virga Capital,the owner of
the 115 acres directly North of your 75 acre property. I wanted to reach out to establish a dialogue with
you as it relates to our plans for the property. I also would like to discuss the possibility of an easement
for the continuation of Westlake road.The City of Bozeman is requiring the extension of Westlake from
its current terminus at Davis Lane to our western property boundary.To keep the current configuration
for City approval, Westlake will need to run directly in-between our parcels. Originally,we designed the
road to be contained within our parcel but the City is requesting additional measures that would extend
into your northern boundary. I would welcome the opportunity to meet with you and discuss the
easement locations in more detail and walk through our overall development plan. Please feel free to
