NOTICE OF A SITE PLAN APPLICATION
This application is evaluated against the site plan criteria of section 38.230.050 of the Bozeman
municipal code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all
criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment.
Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal.
During the notice period the City will continue review for compliance with applicable regulations.

Project Name: Turnrow Subdivision Master Site Plan Application: 23341
Summary: Master Site plan for the Turnrow Subdivision (application 23366) zoned REMU
(Residential Emphasis Mixed Use). BMC 38.310.060.B.1 requires all REMU zoned districts greater
than 5-acres be subject to a master site plan review. This 114.68 acre area is proposed to be
subdivided in phases with the phase 1 development to begin along the east side of the property along
Davis Lane and its intersection with East Valley Center Road. Proposed uses are primarily residential
in the form of single household and townhome configurations with mixed-use and commercial
buildings at the northeast corner in phase 1, and multi-household along East Valley Center Road in
future phases. Additional planned improvements include on-and off-site infrastructure upgrades to
roads, utilities, and stormwater, as well as parks and open spaces. The purpose of the master site
plan is to review required open space, landscaping, neighborhood, and parkland design for the
REMU special standards.
Parcel size: 114.68 acres Address/Location: Addresses TBD, southwest of the corner of
East Valley Center Road and Davis Lane. Northwest of the corner of
Westlake Road and Davis Lane.
Legal Description: Situated in the NE ¼ of Section 27, Township 1 South, Range 5 East, Principal
Meridian, City of Bozeman, Gallatin County, Montana.
