You might be able to gain some efficiencies with additional corridors specified in the manufacturing facilities. We continue to recommend reductions for covered bike parking/lockers/showers (We can consider this allowance per building due to the scale of this project) and landscaping in lieu of parking. Thanks. Thanks for your suggestions about how best to meet the parking requirements for Simkins at North Park. The project architect took a run at netting out the allowable areas exempt from parking requirements. Attached is the annotated building floor plans and corresponding spreadsheet. The differences between the blanket 85% of GSF are dramatic, which is not surprising given the large-scale industrial nature of the project. We are hoping that you can take a quick look at the attachments and let us know if we are doing this exercise correctly before we proceed with our design work. Even if our approach (and math) is correct, there are some glaring differences between the code minimum parking requirement and Simkins functional parking need. For instance, the maximum staff per shift at the Truss manufacturing building will be 10-12 but the minimum parking requirement looks to be 60+ spaces. In total we are calculating a minimum parking requirement of 170 spaces. Simkins is projecting 116 total staff (see below) equating 54 parking spaces for retail customers on site at the same time—this seems pretty high/unlikely (IMO). Thanks for any constructive feedback about our GSF reduction work and/or parking calculations. Below is the anticipated staffing for the Simkins North Park facilities. Total Projected Employees - 116
