NOTICE OF A SITE PLAN APPLICATION
This application is evaluated against the site plan criteria of section 38.230.050 of the Bozeman
municipal code (BMC) and associated standards. Per 38.230.100.B, BMC, approval is granted if all
criteria are met.
The public may comment in writing regarding compliance of this application with the required criteria.
Comments should identify the specific criteria of concern along with facts in support of the comment.
Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal.
During the notice period the City will continue review for compliance with applicable regulations.

Project Name: Simkins Hallin Tract 3B Site Plan Application: 24064
Summary: Site plan for the Simkins Hallin millwork and mechanic buildings south of the Wheat
Drive extension on Tract 3-B of COS 2153A in the North Park Master Site Plan. The metal buildings
proposed will be pre-engineered. One will be used for warehousing, and the other will be a mechanic
shop for company vehicles. Both buildings will have 1-2 private offices. Site improvements include
parking, sidewalks, utilities, stormwater treatment, and landscaping. Three departures are
requested from Article 5 of the development code for block frontage and building design
requirements due to the industrial nature of the uses. The property is zoned M-2, Manufacturing and
industrial district.

South of Frontage Road and Wheat Drive.
