To our Mayor, Deputy Mayor, and Commissioners, Thank you so much to Commissioner's Bode and Deputy Mayor Morrison for attending inperson. I hope the rest of you have some time before Tuesday's work session on the UDC to watch this joint presentation and consider working with the community to implement anAHOZ in Bozeman during the UDC update. An AHOZ has 3 main purposes; to preserve naturally occurring affordable housing (NOAH), and neighborhood character, while incentivizing our local builders to bring us the MissingMiddle housing our growth policy promotes at affordable prices for the people who live and work in our community. The primary incentive is density rather than height, along with many other optionslocal builders may find helpful. And the buildings created using these incentives will be much easier to grant zero parking requirements. The key to success is robust community engagement to draft design guidelines for theoverlay. These guidelines will give builders clear rules about what they can build, and planners clear rules about what to approve, so that the expedited review can proceed withoutopposition from neighborhoods. Attached is an image of the NOAH wall we reference in the presentation. All of this housing is in the landfill, and many of the mature trees as well.
