Paine - letter-22389Members of the Bozeman Community Development, I am writing in opposition to the proposed high-density residential development of Gran Cielo Block 14 MSP Application 22389 for the following concerns: (1)The residents of Gran Cielo were not provided proper process, nor advance notification by mail for initial commentary. (2)Residents were only in recognition of an R-4 zoning proposal and not privy to an R-5 zoning change at the last HOA meeting. Residents were unaware of the current proposal of four high density residential complexes, each standing 4 stories high with outdoor parking. The project would exceed current building heights characteristic of our 1 to 3 story Gran Cielo neighborhood. In addition, the proposal lacks unity in scale or a cohesive vision with our adjacent single family homes and townhomes. A multi family 4 story high project presents a substantially contrary sustainable vision to the our quiet, family-friendly current community. (3)The proposal inadequately addresses parking needs and requirements. A proposed total of 280 bedrooms on plan, exceeds the number of parking spaces provided. This proposal will extravagantly impact and escalate current neighborhood off street parking. Consequently, Gran Cielo streets, which the developer has promised to be no-parking zones, will be unreasonably compounded in parking, density, traffic flow and neighborhood crowding. (4)The proposal may have not only short term, but also long term potentially undue financial implications on neighborhood homeowners. This letter is a request to redraw the proposal to meet the standards that Cadius Partners, LLC and Bozeman Haus LLC established with our community and to address neighborhood concerns listed above. Thank you in advance for considering these concerns and recognizing that this current proposal, if stays as is, will have potentially diminishing and life-changing implications on current families, homeowners and residents of the neighborhood. We do acknowledge the need for expansion, vision and growth, but also want to ensure that zoning standards, adjacent community needs and Gran Cielo quality of life are maintained. Thank you, S.
