HomeMy WebLinkAbout002 SUP Project NarrativeNarrative Page | 1 |NORTHWEST CROSSING| LOT 12, BUILDING I Oak & Cottonwood Bozeman, Montana SUP NARRATIVE The special use permit request is to operate a beer, wine and liquor sales in a commercial building on Lot 12 in Northwest Crossing subdivision. The liquor license will service up to three suites in the building for food and beverage and entertainment uses. NWX Pub LLC has secured a liquor license from the State of Montana Department of Revenue and intends to operate the license in Building I which is currently constructed at Northwest Crossing commercial area. The subject property is Lot 12 and is zoned B-2M. The address of the property is 1450 Twin Lakes Avenue. 1. How the site for the proposed use is adequate in size and topography to accommodate such use. The site is approximately 1.40 acres with a 23,196 sqft building. The liquor license will operate in Suite 201 mezzanine space (1875 sqft) and be concessioned to suites 105 (2,871 sqft) for operation of a restaurant and bar. The suites are adequate in size and the associated parking for the suites were considered as part of the site plan review for the shell building (SPR 21-476). The approved site plan allocates 6,529 sqft as restaurant uses which accommodates the anticipated parking demands for the use. The site is fully paved, landscaped and generally flat. 2. How the proposed use will have no material adverse effect upon the abutting property. Lot 12 is surrounded by B-2M zoned property and currently features NWX Apartments to the west, a vacant property to the north, a planned restaurant drive through to the east, and Oak Street to the south. The use will have no material adverse effect upon abutting property. A restaurant and entertainment use in the building will benefit the surrounding properties and residents. These uses are considered in the zoning, building, and site plan review. 3. That any additional conditions stated in the approval are deemed necessary to protect the public health, safety and welfare. The use of a liquor license at the subject property will benefit the neighborhood and surrounding community by providing a community space to eat, relax and enjoy.
