Project Narrative
TruNorth Center is a commercial project located in Lot 1, Block 1 of the Elks Club Property
Subdivision in Bozeman, Montana. The proposed commercial development is to be built on an
approximate 1.24-acre tract of land zoned B-2 (Community business district) located west of
Haggerty Lane and south of E Main Street in Bozeman, MT. The project is designed in a
responsible manner, maximizing scarce land resources suitable for development by focusing on
density and efficient land use.
TruNorth Center is a commercial project, consisting of 2 buildings:
Bldg 1:
o Floor Area: 5,477 ft2
o Height: 34’-8”
Bldg 2:
o Floor Area: 11,158 ft2
o Height: 25’-4”
Both buildings will consist primarily of office space, with a café included in building 1.
Parking exceeds minimum code requirements.
