Dear Members of the Planning Department,
I am writing to formally express my opposition to the proposed apartment building development
of Gran Cielo Block 14 MSP Application 22389. I am a homeowner living adjacent to the
development site, and I have significant concerns regarding both the development itself and its
potential impact on the well-being of the surrounding area. While I understand and appreciate
the need for growth and additional housing in Bozeman, I believe this particular project will
significantly disrupt the character of our neighborhood and impose undue strain on existing
amenities.
Gran Cielo sets itself apart with its sense of community characterized by its residential feel and
community of likeminded neighbors. As stated on the Gran Cielo website, "At Gran Cielo you're
not just buying a house. You're becoming part of a real community." Its current housing
structures harmoniously blend into the landscape, and its residents are vested in the long-term
well-being and value of the community. The introduction of four-story apartment buildings would
be a stark departure from this established character. Such a development could compromise the
aesthetic, residential quality, and ownership that current residents highly value.
Moreover, the increase in population density brought by these apartment buildings will create
issues related to parking and traffic. The current infrastructure in Gran Cielo, including egresses
and local roadways, is already under pressure, and the influx of additional residents would
further strain these resources. I am concerned that this development would lead to increased
congestion and traffic, making our streets less family-friendly and walkable, which is a huge
asset to our current community.
Additionally, the parking plan for the proposed development is inadequate and does not align
with the current restrictions in our neighborhood. As you may know, Gran Cielo does not allow
street parking, yet the plan suggests using street parking as a solution for the discrepancy
between the number of residents and available parking spaces within the complex. This
approach not only violates existing neighborhood policies but also creates a potential for
overflow parking, leading to a cluttered and chaotic streetscape that diminishes the quality of life
for current residents.
The lack of sufficient parking spaces within the apartment complex itself will result in residents
and visitors parking in unauthorized areas, causing friction between neighbors and potentially
leading to enforcement issues. This situation would undermine the careful planning that went
into maintaining the aesthetic and feel of the current Gran Cielo neighborhood.
I urge the Planning Department to consider these concerns seriously. It is essential to balance
development with the preservation of neighborhood character. I propose that alternative
solutions, such as lower-density housing options, be explored to meet our community's growth
needs without compromising the integrity of established neighborhoods.
Thank you for taking the time to consider my perspective. I am confident that with thoughtful
planning, we can achieve growth that enhances rather than detracts from the quality of life in
our community.
