Dear Bozeman Development Committee Members,
I have already submitted comments on application 22389, but I would like to add twoadditional comments on aspects of the proposed development which I did not previously
address.
1.) The proposed structures are four-stories high, which is significantly higher than thestructures on adjacent land plots. These proposed structures will obscure views and tower over
the single-family homes located right next to them.
High-density residential should be pursued in a way which fits into the existing neighborhood,and in this case a three-story limit on the proposed structures seems appropriate.
2.) I am uncertain if the plan is for this development to provide resident-owned
condominium units or rental apartments. There are already many rental apartments availableand many apartment buildings being constructed now across 19th. It is difficult to believe
there is any growth data suggesting that this many rental units are needed in Bozeman.
Additionally, rental apartments placed next to resident-owned single-family homes has thepotential to cause an imbalance in personal responsibility and stewardship of the properties in
the area. Individual home-owners—whether of single-family homes or condo units—aremotivated to take care of their property. Renters do not have this same incentive and apartment
buildings tend to lower property values and take away a more affordable path to homeownership through a condo.
In summary, I hope this proposed development—if approved—will be approved with
conditions that restrict building height to three stories and require the units to be sold toindividual owners as condo units.
