B Bozeman, MT 59718 RE: Spring Creek Village Trip Generation Update Dear Melanie, per your request I have reviewed the estimated trip generation for Lot 2 of the Spring Creek Village project north of Huffine Lane in Bozeman. The original TIS for this project was completed by ATS in 2013. The City of Bozeman has requested an updated review of the project traffic generation for Lot 2 within the development to confirm the land use is consistent with the original plans and that the anticipated traffic generation from Lot 2 would be equivalent to the originally projected uses. The June 2013 TIS for this side did not estimate the total traffic generation for each lot on the site but generalized the trip generation for the total development assuming land uses such as a hotel (28 rooms), restaurant/bar (30,000 sf), a bank (9,000 sf), and up to 100,000 S.F. of business park which would include uses such as offices and shops. The current buildout of the Spring Creek Village generally matches these anticipated uses with several restaurants/bars, professional offices, and shops on the assigned lots. The currently proposed land use for Lot 2 includes a 6,300 S.F. office building which was originally assumed to be part of the overall 100,000 S.F. of gross floor area assigned as a Business Park (ITE land use #770). The proposed 6,300 S.F. office would comprise of 6.3% of the original area set aside for the Business Park and is consistent with the current land uses on the site. The original trip generation estimates for the Business Park calculated vehicle trips at a daily rate of 12.76 vehicles per KSF. The new proposed land use as a professional office (ITE lane use #710) will generate vehicle trips at a daily rate of 10.84 trips per KSF based on the 11th edition of the ITE Trip Generation Manual. The office land uses on Lot 2 may produce slightly higher peak-hour trips (one additional vehicle trip per hour) but lower overall daily trips than the original 2013 estimates. Based on the new trip generation analysis, all of the projections, assumptions, estimates, and recommendations from the original 2013 study are still valid.
