Conceptual review is required for development subject to section 38.230.050, BMC and not subject to section 38.210.070, BMC.
Conceptual review may be waived by the Director of Community Development for development proposals that would not derive
substantial benefit from such review.

By requesting a concept review waiver, the applicant is responsible for understanding and adhering to the Bozeman Municipal
Code throughout the project development. The applicant understands and accepts the risk in application approval delays if the
application submitted does not satisfy issues that could have been addressed during concept review. The applicant acknowledges
that by waiving the concept review he/she agrees:
• That the applicant would not derive substantial benefit from going through the conceptual review process.
• That any major problems or critical path elements related to the site, which may cause significant delay in approval, have been
resolved or addressed
