HomeMy WebLinkAbout24202 Notice NOTICE OF SITE PLAN APPLICATION This application is evaluated against the site plan criteria of Sec. 38.230.100. of the Bozeman Municipal Code (BMC) and associated standards. Per BMC Sec. 38.230.100.B and Sec. 38.230.120.C, approval is granted if all criteria are met. The public may comment in writing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. Per 38.250.030.B, BMC, issues not raised during public comment period may not be raised on appeal. During the notice period the City will continue review for compliance with applicable regulations. Project Name: NWX Lot 11 SP Application: 24202 Summary: A site plan for the construction of 2,325 sqft commercial restaurant building and drive-through on approximately 0.78 acres located off Day Spring Avenue, north of W Oak Street, east of Twin Lakes Avenue, and west of N Cottonwood Drive. The proposed site plan will include 12 off-street parking spaces adjacent to the proposed restaurant and 10 parking spaces located to the north directly off Day Spring. Vehicle access to the site will be provided from Day Spring at the northeast corner of the site along the eastern property line. The proposed drive-through will exit the property along the western property line onto a shared access easement. One departure is requested to the 50% maximum amount of parking area along the street frontage, with the applicant requesting a maximim of 64.42% of the street frontage dedicated to parking and drive-aisles. Additionally, this application includes associated design and infrastructure improvements pertaining to open space, vehicular and bicycle parking, landscaping, irrigation, lighting, and pedestrian pathways.
