Project Scope:
The exis�ng property is located at 401 N. Church Avenue and is zone R-2. The neighborhood is a
dense residen�al in the brewery district. The property owner would like to raze the exis�ng one car
garage and covered overhang located on the north property line. (see sheet 1ES-T1 for exis�ng
condi�ons) It is the owner’s intent to add an atached two car garage with added condi�oned storage
space on the ground level and a future second dwelling unit above the garage. The second dwelling unit
located above the garage would include all fire-resistant construc�on required by the International
Residential Code. The owners have a growing family and need extra room that would include the second
dwelling unit as an addi�on to their residence upon comple�on of construc�on. The future goal would
be to use the area above the garage as the proposed secondary dwelling unit as a rental. It is the owner’s
intent to have construc�on completed by the end of 2024.
