NCOA GENERAL INFORMATION_516 W. HAYES ST.
PROJECT NARRATIVE
A dilapidated standalone accessory structure of undetermined use is planned to be demolished and replaced
with a new construction 2-stall garage structure with a 1-bedroom ADU above it. The square footage of the
proposed new structure is:
Garage= 572 sf
ADU= 572 sf
Footprint= 572 sf
A DEM has been submitted concurrently with this NCOD application.
The location of the proposed new structure is shown on drawing AC1.0 with the garage doors facing the alley,
10’ from the property line to adhere to the 14’ alley right-of-way setback. The new structure will be set on the
6’ rear yard setback applicable to this project.
The height of the proposed new structure has been designed to be exactly 22’-0” tall, which is lower than the
existing main house on the site. This is illustrated on 4/A3.0, along with the side yard angled vertical setback
rule applicable to this ADU project.
The style of the existing main house that is to remain is of a “Craftsmanesque” style from the 1920’s. The
design of the new accessory structure is derived from a Craftsman Carriage House style. The main color of the
new accessory structure is pulled from the secondary siding color of the main house (dark brick/clay red) with
the trim playing off the lighter tones of the sandstone brick on the main house. Other accents, such as exposed
timbers play off the darker tones of the sandstone brick.
The exterior lighting design is shown on the floor plans (A1.0)
The existing main house on the site will remain and is not a part of this project.
The projected start date of construction is mid-August to September 1st 2024.
PARKING INFORMATION
While the proposed new structure is shifted further north from the demoed structure, no existing parking spots
for the main house are lost. Two parking spots in the new garage are added.
HISTORICAL INFORMATION
There are no records of any historical or protected values for this site or any structure on it.
Photos of adjoining properties have been included below to show the context of the existing neighborhood,
which is subjectively a “hodgepodge” of mostly non-characteristic homes. None of these adjacent properties
are listed or shown on the Historical Preservation Program.
