205 N CHURCH AVE BOZEMAN, MT 59715
This project aims to provide high quality infill housing in an extremely walkable location. The proposal is to demolish the existing parsonage house at 205 N Church S and replace it with a two family residential structure and a detached garage with ADU above. The units will consist of a 3 bedroom upper unit (Unit 1), a 2 bedroom basement unit below (Unit 2), and a 1 bedroom ADU (Unit 3). Unit 1 will have use of the two car garage, and units 2 and 3 will have auxiliary storage for bikes and other equipment. The proposed structures and site layout are designed to facilitate privacy between the units. Each tenant will have a designated outdoor space.
The project will be constructed of prefabricated straw panels, which provide a high R-value as well as a carbon sequestering envelope. The resulting structures will be all electric and zero energy ready and will be a model for how the City of Bozeman can achieve a zero energy future. Additionally the landscape design will use very low to no irrigation after establishment.
The building massing is designed to complement the church next door, a rectangular footprint with a simple gable roof. The project proposes to use light washed wood siding, natural wood timbers and cedar shakes, a material palette found throughout the neighborhood in both older and newer residences.
This project proposes to subdivide the lot into two parcels. The existing lot is 102.82’ wide and 105’ deep. The existing parsonage house already has its own address (205 N Church) from the church building (203 N Church) and both structures have individual utility connections.
Two Departures for Housing Creation are requested for this project, one for lot size requirements, and the other for ADU square footage.
