Trip generation estimates for the proposed development are based on Trip Generation 9th Edition – Institute of Transportation Engineers (ITE). The proposed site improvements will involve construction of two adjoining shop units with garages, each with 1 ADU living space above. The proposed use for the commercial shop space is to provide a workshop and storage space for tradesmen or small business owners who need a staging ground, but have little to no customer/retail interaction, while the upper floor will provide residential living space for the owners of the commercial shops. An existing 2-bedroom single-family residence is located on the property and will remain in its current condition/configuration under the proposed improvements. The two proposed ADU units are each 1-bedroom. The land use closest to the proposed project is for residential condominiums/townhouses (Section 230 of ITE manual) and warehousing (Section 150 of ITE manual). Trip generation values were calculated separately for the two land uses, which were then summed to determine the total trip generation for the site. Table 1 provides a summary of trips generated based on the number of dwelling units. Table 2 provides a summary of the trips generated based on the gross floor area of the proposed workshop space. Table 3 shows the combined, total trip generation for the site. According to the ITE manual, the weekday A.M. and P.M. peak hour of the generator typically coincides with the peak hour of adjacent street traffic for both residential condominiums/townhouses and warehousing. Therefore, only one A.M./P.M. peak hour, which represents both the peak hour of the generator and the peak hour of the adjacent street traffic, is displayed.
