RE: Gardner-Simmental Lot 1A, Tract 1, revision based on 6/17 comments
This memo outlines the water and sewer demands for the project at Gardner-Simmental Lot 1A,
Tract 1. This memo meets requirements by the City of Bozeman for the proposed zone map
amendment to the existing site at Remainder Lots 1, 2, 3 of Tract 1 at the NE corner of the
intersection of E Valley Center Rd and N 19th Ave. The 5.485-acre site is currently M-1 zoning
and proposed to be changed to a B-2 zoning.
1.0 Water Demands
1.1 Existing Use
Based on Table 3.7 in the COB Water Facility Plan, the 5.485-acre M-1 currently zoned site
would produce 713 gpd (5.485-ac x 130 gpd/ac) and a Maximum Day Demand (MDD) of 1,673
gpd (305 gpd/ac x 5.485-ac). The Type of building on site is unknown and so no existing fire
flow demand is assumed here.
1.2 Proposed Use
The proposed zoning is B-2. The proposed site includes a hotel with up to 180 rooms and a Fast
Food Restaurant with Drive-Through. Per Table 3.7 of the COB Water Facility Plan, a B-2 zoned
5.485-ac site produces approximately 3,867 gpd (@ 705 gpd/ac) and a MDD of 7,706 gpd
(@1,405 gpd/ac). The hotel and restaurant have provided historical water usage data for peak
hour demand based on their actual water usage in other same size/capacity facilities, which are
as follows:

1.2.1 Hotel, Domestic
The following peak hour water usage is based on how many fixtures the hotel will have and the
demand of the fixtures per the IPC Table E.103.3(3):
Fixture Units Cold Water = 1,158 units
o Peak = 228 gpm
Fixture Units Hot Water = 579 units
o Peak = 138 gpm
Fixture Units Total Domestic = 1,594 units
o Peak = 280 gpm
1.2.2 Hotel, Fire Flow
The required fire flow for the hotel, based on the current IFC, is 364 gpm.
1.2.3 Restaurant, Domestic
The following peak hour water usage is based on how many fixtures the restaurant will have and
the demand of those fixtures per the IPC Table E.103.3(3):
Fixture Units Cold Water = 169.50 units
o Peak = 58.5 gpm
1.2.4 Restaurant, Fire Flow
The required fire flow for the Fast Food Restaurant, based on the current IFC, is 152 gpm.
1.3.0 Irrigation
There is an existing well on site that will be utilized for irrigation. No water provided by the city
will be used for irrigation.
1.2.5 Water Use Summary
Per the provided information above, this site with the hotel and restaurant demands an estimated
peak hour flow of 1,221 gpm. Based on the City of Bozeman facility plan, the MDD is
approximately 7,706 gpd.
2.0 Sewer Demands
2.1 Existing Use
The existing M-1 zoned site has a sewer demand of 960 gpd/ac per the DSSP Table V-1, which
equates to 5,266 gpd for the 5.485-ac parcel. Therefore, the existing sewer demand with an M-1
zoning is approximately:
Existing Sewer Demand = 5,266 gpd + (150 gpd/acre x 5.485 acre) = 6,089 gpd.

2.2 Proposed Use
Per DSSP Table V-1, the proposed B-2 zoning produces 2,000 gpd/ac, which equates to average
day demand of 10,970 gpd for the 5.485-ac lot.
3.0 Summary
This memo outlines the required water and sewer demands for this site, required by the City of
Bozeman for the zone map amendment application.
