HomeMy WebLinkAbout001.01 - Architectural Site Plan Responses cushingterrell.com March 28, 2024 INTERIOR OPEN SPACE NARRATIVES Main Entry Lobby – Seating for guest waiting, relaxation, or conversations will be incorporated into the lobby along with accent wall finishes that are similar to other amenity spaces in the building. Directly off of the lobby the tenants will have access to the Tenant Collaboration Room which will be a multi-purpose room. Furniture will be moveable to allow for group meetings and collaboration of the tenant book clubs, hobbies, games, etc. The intent is to provide a more private shared living room type space. 2 cushingterrell.com Bike Storage & Repair – A combination of bike hoops, vertical racks, and stacking horizontal racks will provide tenants space to securely store their bike within the building. Work benches and stands will also be included within these spaces to provide tenants with a space where they can work on and maintain their bikes. This will promote a broader community connection between the tenants that use the space and to the greater Bozeman cycling community. Direct access from 8th into the first floor space will promote access and glazing has been incorporated to reflect the activity between interior and exterior spaces. Additional access through the garage is provided on the first and second floor for ease of use by tenants. Dero FixIt Plus Dero Hoop Dero Duplex Dero Ultra Space Saver Ski / Snowboard Storage & Tuning – Lockers and work benches will be provided for tenants to store and tune skis and snowboards. These spaces will focus on providing a workspaces for tenants to maintain their equipment that is key to their outdoor recreation and potentially employment in the community. Additional 3 cushingterrell.com space has been allocated to these areas to promote their regular use as a workshop and community building amenity. These areas have been located in the parking garage to allow for easy loading and unloading of equipment. Gym – Located on the second floor near the south elevators the gym will have equipment, free weights, treadmills, stationary bikes, space for yoga, barre, stretching, and a restroom. Lounge – Overlooking the corner of 8th and Aspen the lounge will be a shared living room extension for the tenants. With views of both the mountains and downtown the space will have flexible furniture that can be reconfigured for group gathering and personal focused activities. Events or other larger gatherings can take advantage of the counter space, fridge, and sink for special events. Outdoor Balconies – On the west side of the building tenants will have access to a balcony that extends almost the entire length of the building. Unobstructed views of the mountains and downtown will be the back drop for tenants as they use the space. Open space will be mixed with plantings and furniture seating areas. Concrete pavers will be supported on pedestals and lighting will be provided from both the guardrail at the edge of the balcony and the exterior wall mounted down lights. Kitsap is fabricated from 1/8” thickness of ASTM B209 5052-H32 marine-grade aluminum alloy, using precision engineering, welded stiffeners and FEA (Finite Element Analysis). With a single material thickness, we are able to ensure lightweight products and consistent edge detail at any scale. Tournesol’s Aluminum Kitsap Modular Planter Walls match Kitsap Steel’s performance but weigh only 40-60% of steel, easing delivery, installation, and meeting on-structure load constraints. Our production process involves precise laser-cutting and welding for clean edges and watertightness. Then products are dry steam washed and pretreated with a closed loop environmentally friendly zirconium solution before a zinc-free epoxy primer and AAMA 2604 polyester powder-coat is applied. Aluminum Kitsap Modular Planter Walls are 100% Recyclable. POWDER-COATED STEEL Mild steel planter walls are powder-coated for a durable and long-lasting finish. We clean all metal products before coating with a shot blasting process, apply a zinc-rich primer for a protective layer base, then coat with a high-quality polyester powder-coat. WEATHERING STEEL Kitsap weathering steel planter walls begin as steel sheets; the 12 gauge walls are precision cut to specified dimensions on a laser cutter. From there, the pieces move to the Press Brake machine for forming; flat and formed parts are meticulously assembled and precisely welded. Weathering steel planter walls are shipped with rustic mill-scale finish and may begin to rust in transit. Initial rust patina develops within weeks, while complete rusting may take years to develop. Exact color of patina will change over time from a vibrant orange to a darker brown color. Note that weathering steel can stain adjacent surfaces. We recommend selecting our powder-coated steel, available in Rust Textured finish, for use with cantilevered benches. Each analysis is done by stressing the walls with a simulated live-load hydrostatic force (filling the unit with water). Each wall moves less than ¼” over the length of the wall, whether in anchored or freestanding configurations. These tests are available for each individual unit, although they have also been analyzed in typical larger-system integrations.
