Kent - Harper's Corner Annexation -IL{ p�o { June 14, 2024 Bozeman City Commission 121 North Rouse Ave Bozeman, Montana 59715 Re: Harper's Corner Annexation &Zoning Application 23127 Dear City Commission: I oppose the continued push to move forward with the Harper's Corner Annexation & Zoning with the proposal for a High Density Development of the area as R-3 & R-4. This is the third letter I have written opposing this development without even recognition of its receipt or acknowledging my concerns. I am the owner of two tracts of real property within 150 feet of this application being the owner of a parcel of land situated in Tract B of COS 415 located in the SW% of Section 27,T1S, R5E further described as Lot 4 of said tract as shown on Minor Subdivision 26 (film 74 pg 1747) and the tract located in the SW % of SW % of Section 27, T1S, R5E with address of 1285 Hidden Valley Road and Geocode 06-0904-27-3-04-01-000. Please deny the requested R-3 R-4 zoning for this property. As you are aware this tract of land is in an area currently zoned as AS Rural Residential. High density development is not compatible with the agricultural zoning. The law requires the City to authorize land uses comparable to the land uses authorized by the county zoning pursuant to Section 760-2-303, (3) MCA. If you approve this high density development you will automatically be placing high density residential areas in conflict with the surrounding community. And you will be destroying a green corridor with acknowledged year-round streams, wildlife and agricultural activity.
