HomeMy WebLinkAbout23295 FF II PP MOD Public notice for mail and posting NOTICE OF A PUBLIC HEARING FOR A MAJOR SUBDIVISION PRELIMINARY PLAT MODIFICATION APPLICATION This application is evaluated against the applicable review criteria of Sections 38.240.050.B, 38.220.060 and 38.240.150 of the municipal code and associated standards. Approval or conditional approval may be granted if the decision maker determines all criteria are met. The public may comment orally at the public hearing or in writing at or prior to the public hearing regarding compliance of this application with the required criteria. Comments should identify the specific criteria of concern along with facts in support of the comment. During the notice period the City will continue review for compliance with applicable regulations. (see also Page 2) Project Name: Ferguson Farms II Major Subdivision Preliminary Plat Modification Application: 23295 Summary: This is a request to modify the April 4, 2023 approved Preliminary Plat of the Ferguson Farms II major subdivision (Project No. 19027). The purpose of the modification is to retain the Maynard Border Ditch irrigation facility at its current location rather than moving it 30 feet to the west as was originally shown in the approved Preliminary Plat (PP). This modification results in the reconfiguration of lots west of Ravalli Street and the increase in the size of the public open space lots by 2.2 acres. In retaining the ditch in its current location buildable lots on the west side of the ditch would be removed and others would be re- sized resulting in a loss of 4 lots. A total of 67 lots would remain in this commercial subdivision consisting of 42 commercial lots, 10 parking lots, 15 open space lots, and roads and alleys. Parcel size: 31 acres Location: 4250 Fallon Street located at the northwest corner of Ferguson Avenue and Huffine Lane, south of Fallon Street and east of Resort Street.
