Dear Mr. Sanders, Thank you for the opportunity to review and comment on two possible “Pre-Application Plans” (presented as Option A and Option B) for the proposed Gran Cielo II residential subdivision. Please be advised that Sacajawea Audubon Society board members would be supportive of either Option A or Option B moving forward, since both options would preserve a significant portion of the existing trees on the property. However, we recognize advantages (for both birds and people) in the Option B design, with the cottonwood corridor being an integral part of the park design with an inviting trail and waterway connecting the 2 park sections. In coming to these conclusions, Board members evaluated pros and cons of each design proposal asfollows: OPTION A: A divided 29th Avenue runs through the property and matches the divided avenue to the south. The park area would be in the SE section and most of the diagonal line of trees would remain with the ditch running through them. Pros: Fewer trees would be lost since the diagonal line of trees would fall entirely within a park Cons: The divided 29th road creates a very narrow area for the trees (same as in the block to the south) and brings the busiest traffic next to the habitat. The north-south ditch is not realigned / rehabilitated and there is no walking path along the north-south stand of trees The park is not as centralized as in option B OPTION B: 29th Avenue will not run through the property and instead there will be internal subdivision roads in that area. There would be two park areas connected by an interactive natural park along the north-south stand with the relocated ditch running through it on the west side . The east half of the diagonal line of trees would be lost to the development of homes. Pros: The north-south line of trees would have a wider corridor and become an interactive natural park The ditch would be realigned and rehabilitated to become a winding stream with a trail nearby The two park areas would be connected by a north-south trail along the tree corridor, creating a nice walking route The active park area would be more centralized for the neighborhood Cons: The east half of the diagonal line of trees would be lost to development, although the majority of the more mature trees in that stand will remain Thanks again for sharing the possible development plans with us and allowing us to provide comments.
