The building is wood framed with a concrete foundation. It has a U-shaped plan which is open on the west side. The gable-front wall is clad in brick, with decorative mid-century fiberglass panels filling space between window openings. To the north and south are two-story residence wings that extend east-west, forming the two arms of the “U” shaped plan. The residence wings have a parapeted flat roof and are clad in EIFS. The primary façade faces east onto N 5th Ave. and is contained within a central bay with a wide, low-pitched gable roofed overhang. The primary doorway itself is at the north end of the east façade and is accessed by a concrete ADA-accessible ramp. The door is metal-framed and is located within a two-story glass foyer. To the south of the doorway is a series of paired casement windows on the first and second stories. Windows on the residence wings consist of paired sliding windows with metal sash. The original windows appear to be intact, with openings unaltered. Secondary entrances are located on the rear (west) elevation, including at-grade entrances to both residence wings and semi-subterranean basement entrances accessed by concrete ramp. Overall, the building is in good condition. Vegetation around the property includes a large mature coniferous tree in front of the south end of the east façade, a large mature deciduous tree in front of the north end of the east façade, deciduous trees along the northern border of the property, and deciduous trees within the back courtyard of the west elevation. A rear alleyway provides access to parking behind and along the south side of the building. Busses were parked on the west side of the building at the time of survey, partially obscuring views of that side. MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: FLORENCE CONVALESCENT CENTER Site Number: 003 HISTORY OF PROPERTY Little information was obtained regarding the history of this property. It appears to have served as a healthcare facility since its construction in 1959. The property was originally purchased and owned by William Beall. John Karp and Treentje Karp, Floyd Spady and Florence Spady, J.A. Spady and Maggie Spady, and John P. Cloninger and Mary Cloninger subdivided and platted this area into lots, blocks, streets, avenues, and alleys as Karp’s Addition to Bozeman, Montana on October 11, 1945. This property was purchased by Floyd and Florence Spady and opened as the Florence Convalescent Center in approximately c.1959. It was called The Florence Convalescent Center until 1971 when it became the Bozeman Convalescent Center. It was operated by a for-profit corporation and accepted patients aged 16 and up. At the time, the only other local facilities offering assisted living were the Bozeman Deaconess Hospital, Gallatin County Rest Home, and Hillcrest Retirement Home at 1201 Highland Blvd (National Center for Health Statistics 1975). Unlike the Convalescence Center, Hillcrest was church-affiliated and accepted only retirement aged persons, 62 and older. Of the two similar facilities, Hillcrest was considered the state-of-the-art center. Its architecture received a Merit Award for Residential Design by the Federal Housing Administration in 1963, (U.S. Federal Housing Administration 1963). This property remained a care facility and in the early 1990s became the Bozeman Care Center (R.L. Polk 1959 to 1994). Floyd Spady was born March 31, 1909 in Belle Fouche, South Dakota. His parents were John and Magdaline Spady (The Montana Standard, 28 March 1959). Florence Spady had been born on December 8, 1907 in Amboy, Minnesota to Frank and Ella (Borchert) Rehse. Florence graduated from high school in Des Moines, Iowa in 1926. In 1929, she graduated from nurse’s training at Kahler Hospital in Rochester, Minnesota. Floyd and Florence were married in Big Timber, Montana on August 4, 1931. Florence worked for Bozeman Deaconess Hospital and Home Care Nursing from 1930 to 1956. In 1956 she decided to go back to school and attended Montana State College (Montana State University) from 1956 to 1957, working on a master’s degree in nursing. Florence and her husband Floyd built and managed Bozeman’s first licensed nursing home, the Florence Convalescent Center, from 1958 until their retirement in 1971 (The Belgrade News, 27 Dec 2005). Floyd and Florence were buried in Sunset Memorial Park in Belgrade after their deaths in 2005 and 2006, respectively (Findagrave.com, 2004). The facility has been used as a care center and is currently maintained as a health care center as of November 2019. The site is in good condition, despite a few modifications over time. Overall, it retains sufficient integrity to convey its historic character. Sec. 38.700 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion in the NRHP of State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. This site has been evaluated against the NRHP Criteria and has been determined to lack individual significance under Criterion A, B, C, and D. The site is not located within an existing historic district; however, it should be considered eligible/contributing to a potential district composed of similar structures observed in the vicinity. The site retains sufficient integrity to convey association with the Postwar Expansion Phase of Bozeman’s development (RTI 2008). It is representative of mixed-use in the development of central Bozeman, into the Karp and Violett Additions. Metcalf recommends further research be conducted regarding Bozeman’s 1946 Karp’s Addition to evaluate district potential. The building has experienced few modifications over time. Peeling paint and minor weathering of the EIFS siding affects integrity of materials only; all other aspects of integrity are retained. It retains sufficient integrity to convey its historic character.
