Dear City Commissioners, I am writing to express concern in regard to the proposed rezoning of the Harper’s Corner land to R4. I lived along Valley Center for 12 years and frequently enjoyed running and biking a loop which included Hidden Valley. It is a shame to see this happening as the view from the hill on corner looking out over the valley is so beautiful. While I know and understand that we cannot block growth in our valley, I do think we can make wise decisions and be good neighbors. While I believe Turnrow and Project 86 are appropriate projects for the land along Davis, I absolutely do not believe R4 is the appropriate designation for Harpers Corner. I think putting in 400 units on 4 acres in 10 large buildings would not fit the character of Hidden Valley and tapered zoning makes SO much more sense. I believe R2 would be the most appropriate however R3 could be a nice compromise. In addition, when you have 3 developers that will forever change the landscape of this huge parcel of land, I hope you will encourage these developers to work together to create a trail system that meanders from Hidden Valley to a crosswalk on Davis to Cattail Lake. There will be SO many residents living there and this will give them a wonderful amenity with a trail system and open park land perhaps in coordination so it is one large park rather than 3 little ones. These are things the city should have control over when you are granting permission to rezone land. Thank you for your consideration.
