Dear City Reviewing Staff,
The purpose of this narrative is to describe the current status of the traffic impact study of the subject project.
Per the ITE Trip Generation Manual (using an “All Suites Hotel” use), a 124-room hotel would generate 546 daily weekday
trips. Sanderson Stewart is under contract to prepare a traffic impact study for the overall development and would provide
additional analysis and updates for the proposed hotel use in connection with the rest of the North Park development.
It is the Applicant’s hope that this update providing trip generation numbers is sufficient to allow the remainder of the Site Plan
Application submittal to be reviewed in order to receive City comment. We would be happy to provide a Traffic Impact Study
to the City reviewers, once completed. Otherwise, we will assume that a final TIS included in our second submittal to the City
will suffice.
