West Mendenhall Apartments - Affordable Housing Narrative
The applicant is proud to present a new Multi-family mixed-use project that creates affordable and market rate housing in the center of
Bozeman. Conveniently located on the corner of 8th Avenue and West Mendenhall Street, this project creates housing in the geographic
center of Bozeman within walking distance of the crossroads of the community’s major commercial corridors, in close proximity to Downtown,
Montana State University, and Bozeman High School. This in-fill, multi-family mixed-use project creates both market rate and affordable
housing that perfectly aligns with the Community Future Land Use Plan where it straddles both Community Commercial Mixed Use and Urban
Neighborhood designated areas. As owner, Mendelarel, LLC. is committed to managing the income qualification for the first 30 years of the
building’s occupancy.
The project offers (5) for-rent affordable homes located the first level of the building: (1) studio unit (590 SF), (3) one-bedroom units (642
SF, 807 SF, 870 SF), and (1) two-bedroom unit (1,040 SF). The project utilizes the natural topography of the site to help provide vehicular
access to a basement structured parking garage that is concealed from the primary street frontages. The project timeline is as follows: June
2023 - Submit CONR to the city; July 2023 - Submit SPR to the City of Bozeman; February 2024 - Building permit review; June 2024 - Start
of construction; Fall 2025 - End of construction. This project totals 130,315 sq. ft. of primarily multi-family residential space and ground-
level commercial space with an overall footprint of 26,543 sq. ft. located on an aggregated lot totaling 31,377 square feet. Storage - including
vehicle parking, bike, and ski lockers - total 26,577 sq. ft. of the building (21%). Residential apartments and amenities account for the majority
of the building, 94,887 sq. ft. (73%), and commercial and residential-use assembly spaces total 2,566 sq. ft. (1%) and 5,715 sq. ft. (5%),
respectively. The proposed building exterior is composed of brick, wood-look fiber cement panel, vertical corrugated metal, and horizontal
wood siding on portions of level 1.
