Since 2013, 15 projects, funding home Bases development in Bozeman, MT. Multi million $ condos sold/being,
deputy Mayor. Assumptions project in North 7th TIF 10 + years ago, Planning dept wold know for sure, TIF all tax
revenue generated from SOBO to interstate or a bit further, 2-3 blocks east west for the years, all that tax revenue
goes to funding the infrastructure costs; impact fees, water, sewer, electrical, gas, roads, sidewalks etc, of new
development in TIF, hence The Guthrie. Saving millions of $ in upfront cost is an incentive enough! I know half
affordable units, 55 units. I thought I read, can't find now, 250-500sq'. That is hardly the most livable place.
Parking/density the concern, 500+sq' or same size as Market rate units for tax/loan credit from city, that would
lower the number of units, alleviate concerns. I Do support N7th development, taking advantage of the city I do not.
Don't lead the money for affordable units than, TIF is enough of incentive.

The Guthrie is a beautiful building and would be a welcomed addition to north 7th corridor. If the current location is
not suitable, is there any land the city of Bozeman owns on north 7th tif corridor, a land swap could be initiate or
land available for sale on north 7th, the city could help facilitate the purchase of for the project. I don't think this
needs to be a yes no, but a continued conversation. Again this is a beautiful Building and would be a wonderful
addition to the city of Bozeman and north7th corridor
