Dear Mayor, Deputy Mayor and Commissioners,
Please reclaim review authority over the proposed development at 5th and Villard, known as
the Guthrie.
I am even more concerned about this development AFTER the meeting with HomebasePartners and the Midtown neighborhood.
The leasing structure for the affordable units is intended to be 30 days. I worry that this
doesn't afford the people renting here any sense of stability, and will lead to a largely transientpopulation.
I also worry that there are no 2+ bedroom units for families to occupy. We talk about being an
amenity rich town, but I think one amenity that isn't on the radar in this proposal is the school. Families need affordable housing, and this is less than two blocks from one of Bozeman's
many great schools.
It would be a true addition to the neighborhood if it was providing housing for folks whocould put down roots and be part of the community and surrounding neighborhood. But at
around 320 sq ft per unit, $1685/month on a 30 day lease, that doesn't feel like a place youLIVE.
The rents are not truly affordable, so IS this adding the type of housing that City Staff
envisioned when they wrote the deep incentive package, beyond what the consultantssuggested in 2022?
