The building is designed in a small cruciform-shaped centered on the lot with a later (non-historic) covered entrance off the front/southwest corner. The existing north elevation of the building still shows the configuration of the of the cruciform plan. The existing south elevation obscures the original cruciform layout with the later additions at the southwest and southeast corners. The south facing entrance forms a small two-bay façade with a modern entry door (facing south) flanked by a large, fixed window (non-historic). The entire building is covered with wood beveled lap siding with 4 ½” reveal. Ends of cruciform layout are formed by gables with infill of scalloped shingles. The roof is covered with modern composition shingles and exhibits boxed eaves, many of which have been modified with each subsequent addition Fenestrations include modern fixed, and single pane casement windows, and some 1-over-1 wood casement windows (possibly original). The entire building is situated on a concrete foundation. A historic addition (ca. 1909) is located at the southeast corner of the building (filling the original southeast corner of the cruciform shape), built to create an indoor bathroom. Other non-historic additions were created at the southwest corner for the newer main entrance room and another to form a rear entry vestibule at the east side of the house. The added front entrance room at the southwest corner has a substantial and complex shed- and flat-roof arrangement that negatively breaks up the original roofline of the building. A detached two-car garage was built off the northeast corner of the house sometime after 1960. The overall dimensions of the current building, with all additions, measures approximately 59 ft east-west by 34 feet north south. The attached drawing indicates the arrangement and approximate dimensions of the original building. AE-R FORM 1 ARCHITECTURE & ENGINEERING RECORD PAGE 3 of 6 1/2023 STATE HISTORIC PRESERVATION OFFICE | PO Box 201202 – Helena, MT 59620-1202 | (406) 444-7715 – mtshpo@mt.gov Ver. 1/2023 | https://mhs.mt.gov/Shpo/docs/AERform1.pdf HISTORY OF PROPERTY Basic and general historical research was conducted by staff of InteResources Planning, Inc., Bozeman, Montana for this documentation and evaluation project. Readily available information sources from the Gallatin County Clerk and Recorder’s Office, Gallatin History Museum, U.S. Census records, and files of InteResources Planning, Inc., were reviewed. Document sources are listed below in Section 6. Unfortunately, not all Polk City Directories were available due to the closure of Bozeman Public Library for current construction. The 1892 Polk City Directory for Bozeman, Montana, shows no entry for a building in the general vicinity of 610 South 3rd Avenue, within Block 9 of the Fairview Addition to Bozeman. Likewise, the 1891 edition of the Sanborn Fire Insurance Map for Bozeman shows no development of residences in the immediate area of West Dickerson Street and South 3rd Avenue. The historic residence at 610 South 3rd Avenue, with the original address of 606 South 3rd Avenue, (situated on part of Lot 15 and all of Lots 17 and 18, Block 9, Fairview Addition to Bozeman) was most likely built by Robert R. Howerton, a Bozeman carpenter, in 1901 or 1902. Howerton purchased the property from Harry Biemstroh on March 6, 1901 (Deed, Book 26, Page 355, Gallatin County Clerk & Recorder). The Fairview Addition was first platted and recorded by W. W. Alderson on June 4, 1883, from land purchased by Alderson from the original U.S. Land Grant to William H. Babcock on March 10, 1875 (BLM Record: Document 116, Ser. No. 043355), under the authority of the United States (3 Stat. 566) April 24, 1820, Sales-Cash Entry). On January 27, 1897, James Hammond and Charles R. Alderson purchased from W. W. Alderson several lots in Blocks 4, 8, and 9 of the Fairview Addition (including Lots-1-20 of Block 9). The 1902 Polk City Directory for Bozeman(page 142) lists Robert R. Howerton, a local carpenter, residing at 606 South 3rd Street. The address of the residence did not change to 610 South 3rd Avenue until sometime between 1912 and 1922. The next issue of the Sanborn Fire Insurance Map for Bozeman was issued (after 1891) in 1904. That map shows a cruciform shaped 1-story residence on the lot at 606 South 3rd Avenue. Unfortunately, the 1900 edition of the Polk City Directory was not available for examination. A deed in 1903, identifies the sale of the property described as part of Lot 16 and all of Lots 17 and 18, Block 9, Fairview Addition to Bozeman, from Robert R. Howerton to Charles F. Beck (Deed, Book 34, Page 151, Gallatin County Clerk and Recorder). Interestingly, another deed, dated August 13, 1903, was found showing the sale of Lots 19 and 20, Block 9, (the location of the residence at 602 South 3rd Avenue at the corner of Dickerson Street) by Charles F. Beck from a Mr. Creasy. Charles F. Beck owned the residence at 606 (a.k.a 610) South 3rd Avenue until March 11, 1911, when he sold the property to Catherine Adams Cox (Deed, Book 44, Page 36, Gallatin County Clerk and Recorder). Various entries in Polk City Directories (1904, page 73; 1906, page 53; 1910, page 74) and the U.S. Census for 1910 show that Charles and Myrtle Beck, and their daughter Elsie (12 years old) lived at 606 South 3rd Avenue while Beck owned a large and productive farm outside of Bozeman. The Thirteenth Census of the United States: 1910--Population enumeration form for Bozeman, Montana (sheet 6A) lists that Beck owned 680 acres of farmland near Bozeman valued at $13,115. Adjusted for inflation, this value would be equal to approximately $390,000 in 2022. Furthermore, historic property values listed in census records were not true appraisals and were often low estimates. An interesting documented historical fact relating to Beck’s ownership of the property at 606 (a.k.a. 610) South 3rd Street, is found in a City of Bozeman Sewer Connection permit dated 1909. This issuance of this permit allowed for Beck to construct indoor plumbing facilities at the residence. This fact is further supported by the small shed-roofed addition on the rear (southeast) corner of the house containing a bathroom adjacent to the kitchen. This information provides a date for the early addition. Details relating to most of the owners and occupants of 606/610 South 3rd Avenue are included on the attached Bozeman Historic Residence Occupant/Owner form. No pertinent information related to any of the owner/occupants was found. 5.
