Keller - Protest letter for Baxter 80 Annexation and Zone Map Amendment App 23208 Rosemary Keller 1168 Saxon Way, Unit B Bozeman, MT 69718 D D 406-570-2911 March 20,2024 0 eqM Attn: T6m Rogers Bozeman City Commissioners RE: Protest letter for Baxter 80 Annexation and Zone Map Amendment Application 23208 Dear City of Bozeman Commissioners, am a property owner one half block away from the proposed Baxter 80 annexation and requested zone map amendment,I am writing to you to protest this zoning designation application. While this application is being made in accordance with the growth plan, Bozeman's Community Plan specifically states that "the needs for new and existing development coexist and they should remain in balance, neither should overwhelm the other,"(p,20 of plan)with already existing residential areas. As things are currently Planned,there will be a severe imbalance between the current one and two story character of our neighborhood,with the abrupt transitions to four and five-story high density buildings. N.o buffering exists in the application, I am also very concerned about the likely(as seen In other developments built in the City)misuse of the land for commercial businesses with the R5-highest density;mixed use designation. I live in a well grounded residential family neighborhood.Adding businesses will do Irreparable harm to our residential neighborhood. This Property also contains significant wetlands,which likely Would significantly limit the ability to create green-spaces that contribute to our well-being as residents in our community. I ask that you please give our residential area a well planned transitionary zoning,which will allow our neighborhood to maintain Its character.We should never try to recreate a high density Brooklyn skyline, that removes our ability as current homeowners and residents to have the liveability,breathing space and views that currently define this area of Bozeman. Please,deny this application,based on non"Q-ompliance with criteria contained within your own staffs report, or modify the applicatio .n to a R3 moderate to medium zoning on the south end of the property, have protected wetland parks and require that the R4 and R5 designations be placed on the north side of the property where there are no residential neighborhoods along Baxter Lane.
