To whom it may concern, I am writing to express my concerns over the proposed The Guthrie Project at the corner of N 5th Ave and Villard Street. The project includes 111 units of housing with a number of them being deemed affordable and seeks to utilize the City’s ‘deep incentive’ provision in UDC to include more units and building height then normally allowed by code. As the first project to make use of this provision, I think further review and transparency is needed and I urge the City Commission to take back the review authority of the project from the Community Development Director. There are several factors for this request, including parking, public safety as it relates to increase traffic in close proximity to the nearby elementary school, and building height. Also, I have some concerns with the economic study conducted to reuse the existing building. This project will have a significant impact on the neighborhood and warrants further review and great public awareness.
