HomeMy WebLinkAbout702 E MAIN TRAFFIC LETTER February 16, 2024 Mariah Kalmon MFGR Designs 125 North Wallace Avenue Bozeman, MT 59715 Reference: Traffic Impact Analysis – East Main Trading Company Renovation Project No. 23028 Dear Mariah: The purpose of this letter is to provide trip generation estimates for the East Main Trading Company Renovation, located at 702 East Main Street, in Bozeman, Montana. The site plan proposes to resume use of the existing building on a 0.193-acre lot as a non-residential building with an apartment. The apartment units are proposed to occupy 1,140 square-feet of the lower level, while the remaining area of the lower level and all of the upper level is assumed as a non-residential use. The trip projection analysis utilized Trip Generation, 11th Edition, published by the Institute of Transportation Engineers (ITE), which is the most widely accepted source for determining trip generation projections. Single-Family Attached Housing – Land Use 215 was used to estimate trip generation for the apartment units and General Office Building – Land Use 710 was utilized to estimate trips for the non-residential uses. Projected trip generation values are shown in the table attached on the following page. Based on 2023 turning movement data collected by Sanderson Stewart at the North Broadway Avenue/East Main Street intersection, located 130 feet east of the site, it is anticipated that this site will generate a 0.5% increase in vehicular traffic during the AM and PM peak hours.
