HomeMy WebLinkAbout702 E MAIN PROJECT NARRATIVEProject Narrative |702 East Main Street The proposed project located at 702 East Main Street is planned to be an adaptive reuse of the existing single-story commercial building with basement.The scope of work will include a full structural retrofit with a new roof and new basement slab.The proposed program is to be a nonresidential building with an apartment with a total existing building area of approx.5,400SF. Upgrades to the exterior of the building will include new windows and doors (primarily within existing openings),new entry awnings,stairs and porches,a new standing seam metal roof, and new privacy fence with vehicular and pedestrian gate to access the back of the site. Additionally,the north brick facade facing Main Street would be repaired to the extent possible or replaced,and all exterior brick would be painted to match.The existing building height of approx.26’-4”will remain the same.The site will provide two off-street parking spots in the existing south service yard.The owner will utilize standard city trash bins that can be rolled to the street on service days,so no permanent enclosure is proposed.The existing height and footprint of the building will remain -the intent of this project is to improve the functionality and integrity of the existing building with some much needed updates. Additional Notes: 1.Please note that this project went through Conceptual Review (22352 East Main Trading Co CONR:702 E Main Street)in October of 2022.The plans we are submitting have since been updated to address the comments received in that process.In response to the comments from the planning department,the vehicular gate and privacy/security fence was toned down to make it less ornate,as were the lighting fixtures at the entry. The entry porch was also simplified so that there is one main,wider staircase leading to the entry.The entry door is an antique from the early 20th century which can not be modified.*The appropriateness of modifications to this building is to be determined by the Director at the end of this review. 2.We have included in the “documents”folder of this resubmission for correction cycle 1 an access easement agreement with the City of Bozeman which would allow for the existing footprint of the drive access along the west of the building to remain,as it is historically extended partially over the west property line.Please reach out to Mariah Kalmon (mariah@mfgrdesigns.com)and Chris Naumann (cnaumann@sandersonstewart.com) for questions or additional information about the process we have gone through with the Library Board and City of Bozeman thus far to prepare the easement agreement. 3.An Exclusive Use Downtown Sidewalk Encroachment Permit will be submitted for review by the engineering department in the near future -some of the documents for this encroachment permit have been submitted with correction cycle 1 “documents”for informal review as we prepare to formally submit. Important Responses to Info Only Comments in Review Cycle 1: REF #4 Engineering:An infrastructure plan set for the fire line has been prepared and will be uploaded to Pdox for the engineering department to review. REF #5 Engineering:We have communicated with MDT SIAP group and MDT's district maintenance personnel.We will need to submit both an approach permit application and an encroachment permit application and Ted Jones (MDT Bozeman Division Maintenance chief and Kyle Demar's successor)and Kristina Kilts (MDT Butte Traffic Engineer)will be the two that review the applications.They did not think this would be elevated up to MDT SIAP's review. The two applications will be submitted in parallel to the site plan resubmittal.
