NOTICE OF A PUBLIC MEETING FOR A
PRELIMINARY PLAT APPLICATION
This application is evaluated against the Subdivision Preliminary Plat requirements of sections
38.220.040, 38.220.060, and 38.240.130 of the municipal code and associated standards. Approval or
conditional approval may be granted if the decision maker determines all criteria are met.
The public may comment orally at the public meeting or in writing at or prior to the public meeting
regarding compliance of this application with the required criteria. Comments should identify the specific
criteria of concern along with facts in support of the comment. During the notice period the City will
continue review for compliance with applicable regulations.

Project Name: Urban Farms Phase 2 Preliminary Plat Application: 23039
Summary: A preliminary plat requesting to subdivide two lots zoned REMU and B-2M into a 39 lot
major subdivision for residential, commercial, civic, park, and open space uses. The subdivision is
proposed on 86.44 acres, and is bound to the south by Huffine Lane, and to the north by Fallon
Street, and to the east includes a portion of Baxter Creek.
Parcel size: 86.44 acres Location: Addresses TBD, South of Fallon Street, North of
Huffine Lane, West of Cottonwood.
Legal Description: Lot R4 of Norton East Ranch Subdivision Phase 4 and the W1/2SE1/4SE1/4
being a Portion of C.O.S. 1005, Located in the South 1/2 of Section 9, Township 2 South, Range 5 East,
P.M.M., City of Bozeman, Gallatin County, Montana.

On Tuesday, April 16, 2024, at 6:00 p.m., in the Commission Room at City Hall, 121 N.
Rouse Ave, Bozeman, Montana, the City Commission will conduct a public meeting on
Application 23039 for the Urban Farms Phase 2 Preliminary Plat. Members of the public
