All lots are subject to a 10'-wide public utility easement along front lot lines. 2. If a utility easement is greater than the building setback required by Chapter 38, B.M.C, said easement shall apply. 3. Due to known high groundwater conditions in the area, no basements will be permitted with future development of the site.
