Todd Steinmetz, Ellis View Estates HOA President3760 Ellis View loop I urge you to overturn the commercial site plan in Sundance Springs and enforce the existing PUD, master plan and city municipal codes. Here are just few majorviolations that should have never been approved by the City of Bozeman director of Community Development.1) Architectural Design: The proposed buildings have a flat roof and looks 100% commercial and therefore is not compatible with the surroundingproperties, which require traditional gable, hip, or shed roof designs. It does not blend with the styles of housing found in the surroundingdevelopments. There are no flat roofs in any of the adjacent neighborhoods.2) 2 buildings instead of 1 and outdoor patio space: both of these break the master plan of only 1 building and all business must be within the buildings.3) Block front standards: building should be adjacent to the road and away form public trails and open space. The proposed buildings are away fromthe road and encroaches on the open space, public trails, which affects the wildlife and walkability which the city has promoted for years.All of these are major violations. This style of building has no business in this neighborhood.It is concerning how this was approved by the city and the director with so many code violations. This site plan should have never gotten this far in the process.Our government is built on checks and balances. This decision needs to be checked and overturned. We trust and rely on our city government to protect ourcitizens and neighborhoods. It appears too much power has been given to people who do not have the best interest of our people of Bozeman, our neighborhoods,and you the commissioners. It is time to get the trust back of our city. All we are asking is for a building and development that follows the guidelines and codes andwill blend in and be an asset to our neighborhood.
