To: Bozeman City Commission I am writing in opposition to the Sundance Springs Planned Unit Development. I am not aresident of the Sundance Springs neighborhood. I am writing as a 45 year resident of Bozeman who has found health, beauty and serenity on the trails of our city and I do not want to seeaccess to our trail system taken away piece by piece as would happen if the Sundance Springs Development is approved. Placing parking lots along 100's of feet of our public trail system degrades the walkingexperience for trail users and is in violation of the Block Frontage Standards that are designed to maintain the quality of our street and trail frontages. Allowing 1000's of square feet ofoutdoor business use patios adjacent to public open space will degrade the quiet recreational opportunities in a location where sounds carry across the length of the open space. When the PUD was approved, the City assured Bozeman residents that the Covenants andDevelopment guidelines of the Sundance Spring PUD would be enforced. For 25 years the City has enforced them. Now that the official record of the PUD is missing, I am appalled athow the City has reversed its position and refused to enforce the development requirements despite having the clear legal authority to do so. Public records show that this site was MasterPlanned under the PUD as a one-story 5000 square foot convenience store to serve the neighborhood. Why has a 12,000 square foot commercial development-with space toaccommodate a destination outdoor dining establishment- been approved on the site? Please restore my trust in the City's intention to preserve the best environment for local residents. Please remember a recent public meeting in which you apologized for the way inwhich recent development decisions have been made-decisions that favored developers to the detriment of the community and the environment.
