To: Bozeman City Commission Re: Sundance Springs Subdivision, Application 22047, Appeal 23214 Dear Bozeman City Commission, The pace of growth and scale of development in Bozeman has significantly reducedthe spaces where residents can find quiet enjoyment out of doors. The public trail,open space in the Sundance Springs neighborhood, the quiet streets and sidewalksin the surrounding neighborhoods should be treasured and respected. The violation ofthe Sundance Springs PUD development guidelines in the City’s approval of this siteplan does nothing to enhance the neighborhood. We strongly disapprove of theproposed development site plan 22047 for the following reasons: <!--[if !supportLists]-->1. <!--[endif]-->The scope of the proposed development asa destination site is inappropriate for the residential neighborhood. Overflowparking will dangerously impact the streets adjacent to the proposeddevelopment. The peace and enjoyment of the property of residents inSundance Springs will be negatively impacted. <!--[if !supportLists]-->2. <!--[endif]-->The City-approved site plan violates Sundance Springs PUD development guidelines. Examples include: a. Approved two two-story buildings. Only one one-story building is allowed. b. Approved flat roofed buildings with mostly large glass exteriors. The flat roofs and glass exteriors are not allowed. c. Approved extensive outdoor infrastructure for outdoor activities. ALL outdoor activities are prohibited. <!--[if !supportLists]-->3. <!--[endif]--> The City approved departures (exceptions to code). Departures are required to enhance the site plan. Examples thatdo not comply with the PUD: <!--[if !supportLists]-->a. <!--[endif]-->Building placement violates codeslike setbacks, open space requirements, permissions to accesstrails. <!--[if !supportLists]-->b. <!--[endif]-->Parking in front of buildings violatessafety codes, among others. The City has the authority and responsibility to protect open spaces and public trails,promote public safety and enforce the intent of the UDC. We ask you to overturn theapproval of Site Plan #22047.
