NEIGHBORHOOD SERVICES LOT AT S 3RD AND LITTLE HORSE)

TO WHOM IT CONCERNS:
THOSE OF US WHO LIVE IN THIS AREA WANT TO MAINTAIN THE NATURAL
BEAUTY, OPEN SPACE, PEACEFULNESS, QUIET, AND SERENITY. SO MANY
NEIGHBORHOODS HAVE BEEN DESTROYED IN BOZEMAN BECAUSE SO LITTLE
THOUGHT HAS BEEN USED TO CONSIDER THE RESIDENTS OF THE COMMUNITY.
THE RESIDENTS OF THIS SUNDANCE COMMUNITY ARE CONCERNED ABOUT
SAFETY, PROPERTY VALUES, AND MAINTAINING AN AREA THEY CURRENTLY
ENJOY.
THIS PROPOSED DEVELOPMENT PRESENTS MANY PROBLEMS FOR PROPERTY
OWNERS AND RESIDENTS OF THIS SUNDANCE SPRINGS NEIGHBORHOOD AS
FOLLOWS:
1. INCREASED TRAFFIC ON SOUTH THIRD AND GOLDENSTEIN WOULD
GREATLY INCREASE THE DANGER TO WILDLIFE (THIS AREA HAS A LOT OF
DEER CROSSING GOLDENSTEIN AND SOUTH THIRD.)
2. INCREASED TRAFFIC ON SOUTH THIRD WOULD ENDANGER CHILDREN
RIDING BIKES AND WALKING TOO AND FROM SACAJAWEA SCHOOL.
3. INCREASED TRAFFIC ON SOUTH THIRD AND GOLDENSTEIN WOULD
ENDANGER RUNNERS, WALKERS, AND BICYCLE RIDERS THAT USE SOUTH
THIRD FREQUENTLY TO RECREATE.
4. INCREASED TRAFFIC AND PARKING ON LITTLE HORSE AND PEACE PIPE
WOULD GREATLY ENDANGER WILDLIFE, PEOPLE WALKING, PEOPLE
RIDING BICYCLES, AND PEOPLE DRIVING.
5. THE OPEN SPACE AND TRAILS IN THIS AREA ARE USED BY THE
COMMUNITY OF BOZEMAN NOT JUST THE RESIDENTS BECAUSE IT IS
QUIET AND BEAUTIFUL. THIS DEVELOPMENT WOULD DESTROY THE
SERENE, QUIET FEELING, PEACEFULNESS, AND NATURAL BEAUTY OF THIS
AREA.
1.) The City lost the Approved Sundance Springs Planned Unit Development's final Master Plan. Without
the final Master Plan, there is no legal basis to proceed. Despite this fact, the City continued
the process of approving this site plan.
**It is the responsibility of the builder and the city to locate the
Master Plan before proceeding with any development! Since the
Master Plan has not been located, this development is illegal to
proceed.
2.) The approved site plan violates many PUD development guidelines. Some examples:
a. Approved two two-story buildings for a total of over 6,000 sq. ft.
**Only one one-story 5,000 sq. ft. building is allowed.
b. Approved flat roofed buildings with mostly large glass exteriors.
**The flat roofs and glass exteriors are not allowed.
c. Approved infrastructure for outdoor activities including fire pits, large patios, and seating for up to
250 people.
**There are only 43 parking spaces approved. ALL outdoor activities are not
allowed.
3.) The City approved three departures (exceptions to code). Departures are required to enhance the site
plan. Examples that do not comply with the PUD and do not enhance the site plan:
a. Building placement violates numerous codes like block frontage standards,
setbacks, open space requirements, and lack of permission to access trails
not owned by the developer.
b. Parking in front of buildings violates the code that requires parking to be at
the sides, above, or below the building. ANY EXTRA PARKING USED BY THIS
DEVELOPMENT ON LITTLE HORSE, PEACE PIPE, OR SOUTH THIRD WOULD
PRESENT A MAJOR TRAFFIC HAZARD!!!
