A�er careful considera�on and review of the details provided, it is evident that the project violates numerous PUD (Planned Unit Development) development guidelines, posing significant concerns for our community and its well-being. Firstly, the approval of two two-story buildings, totaling over 6,000 square feet, directly contradicts the guidelines s�pula�ng that only one one-story building, not exceeding 5,000 square feet, is permited. This departure from the established regula�ons undermines the integrity of the PUD framework and sets a troubling precedent for future developments. Secondly, the decision to endorse flat-roofed buildings with predominantly large glass exteriors is in direct viola�on of the prescribed architectural standards. These features not only deviate from the aesthe�c requirements but also raise prac�cal concerns regarding sustainability, energy efficiency, and overall harmoniza�on with the surrounding environment. Furthermore, the approval of infrastructure for extensive outdoor ac�vi�es, including fire pits, large pa�os, and sea�ng for up to 250 people, is deeply troubling given the inadequate provision of parking spaces. With only 43 parking spaces approved, accommoda�ng such a large capacity for outdoor gatherings is imprac�cal and poses a significant risk to public safety and convenience. It is essen�al to emphasize that these discrepancies undermine the fundamental principles of responsible urban planning and community development. By disregarding established guidelines and regula�ons, the proposed project jeopardizes the integrity of this neighborhood, and threatens the quality of life for residents. I urge you to reconsider the approval of the proposed project and to work towards alterna�ve solu�ons that align with the established PUD guidelines and priori�ze the best interests of this community. Collabora�ve efforts must be undertaken to ensure that any development adheres to the principles of sustainability, inclusivity, and respect for the exis�ng urban fabric.
