Sundance Springs Appeal of 22047
Having owned property in Sundance Springs since 1999 I have always been aware of the Neighborhood
Services property on the west end of this PUD. Because of the building guidelines in both sets of covenants
I was never concerned that any proposed development would not comply with those guidelines….and then
in 2022 a developer ignored those guidelines and the City Planning department approved something that is
totally out of character for this residential neighborhood.
During the 2022 and 2023 public comment periods there were over 200 public comments. All but a couple
were opposed to the proposed development. If you have taken the time to read them you will be well aware
of all the concerns. So I will just highlight a few:
* The Approved Master Plan was lost by the City which they are required to use as their guidance while
reviewing the developers request.
* Size and style of buildings. This 1.31 acre parcel is intended to house one 5,000 square foot commercial
building which should be compatible in style to the nearby residential properties. The developer is
proposing two 6,000 sq. ft. buildings with possible usage for retail, office, indoor/outdoor dining area, etc.
In addition to the oversize buildings he is proposing about 3,000 sq.ft. of patio space with outdoor seating
and dining which will likely include drinking.
* Parking. With approximately 9,000 sq.ft. of public usage where will they all park with only under 50
parking spaces provided? The streets in Sundance Springs are City streets which the the property owners are
required to maintain. The residential streets are maintained by the HOA and Little Horse Drive is to be
maintained by the commercial property owners. Maintaining these streets with the additional traffic this
development brings will pose an additional financial burden on the homeowners.
* Narrow Streets The City allowed 24’ wide streets with no curb & gutter in this subdivision. Parking on
these narrow streets greatly impacts the safety of those driving through our neighborhood, this would be
especially difficult for emergency vehicle.There needs to be NO ON STREET PARKING ALLOWED and
strictly enforced by the Bozeman Police Dept. The suggested no parking signs are a joke.
Obviously there are several other issues, such as, numerous departures granted, setbacks, block frontage
standards, open space requirements, assuming they can provide trails through property not owned by the
developer, etc.
Please don’t let yet another developer come in and destroy another established neighborhood. There has to
be a much more neighborhood compatible design than currently proposed. PLEASE VOTE IN SUPPORT
OF THIS APPEAL and deny this proposed development.
