1. The entire 41.98 acre parcel to have B-2 as a base district with PDZ relaxations as described in the
accompanying narrative. The applicant acknowledges that that any referenced base district standards of the B-2
Zone or other standards not explicitly modified by the PDZ are subject to change if the B-2 base district is
amended.
2. Phasing: Individual buildings on the MSUIC are being developed through a build-to-suit lease model with each
building area shown on the site plan likely being developed at a unique point in time. As there is no set order to
the build-out, there is no way to accurately assign phasing to the site plan.
3. General Landscaping: Emphasis will be placed on pedestrian connectivity throughout the campus and the
creation of distinct, public open spaces at key locations as shown on the site plan. General landscaping will
include street trees in the boulevard to continue the landscape language approved as part of the Aurora and
Industry developments. Treatment of public open spaces will be a combination of hardscapes, seating elements
and planting areas with the intention of encouraging the active utilization of these spaces.
4. General Land Use: It is proposed that the entire 42 acre parcel will be zoned B-2 with PDZ relaxations as
described in the accompanying narrative.
5. Development Intensity: The maximum GSF number shown for each building area is based on the theoretical
maximum of eight stories of building height times the rough area of the building area. This maximum GSF
number is likely much larger than the actual development intensity that will be achieved by any individual
development increment.
