ATTN: Tom Rogers RE: Baxter 80 Annexation and Zone Map Amendment – Application 23208 by the Community
Dear Community Development Board,
I own a residential duplex on Shadowglen Drive. I have the following comments regarding allowing a new development North of my Laurel Glen neighborhood to build the highest density allowed, with commercial businesses mixed in.
As you well know, a stipulation of the Bozeman 2020 Community Plan, page 20 states “ the
needs of new and existing development coexist and they should remain in balance, neither should overwhelm the other.” Page 20.
I call upon the Community Development Board to make every effort to listen to the voices and address the concerns of the existing neighbors when finalizing this proposed development.
• Residential High Density, which includes 3-4 story apartment buildings with several units is far from consistent with the character of our two-story neighborhoods.
• Allowing commercial businesses will be overwhelming and is not congruent with our
existing residential neighborhoods.
• High density and commercial businesses will increase traffic, adversely affecting road safety and quality of existing neighborhoods.
• Wetlands that spread out from Baxter, Ajacker, and McDonald Creeks should be protected to support green space in the form of parks along the wetlands.
• This proposed development must include parks for their residents. Otherwise those residents will seek out parks and green spaces that other residents pay to maintain in their neighborhoods.
Thank you for taking the time to carefully consider these matters in designing the potential of this new development so it is planned with careful forethought and will mitigate the concerns of those living nearby in well-established neighborhoods.
Sincerely,
Roxanne Nielsen
