HomeMy WebLinkAbout018_UtilityDesignReport Main Street Hotel Project 07022.01 Bennett Hospitality 17 Lockwood Drive Charleston, SC 29401 January 2024 January 2024 Project No. 07022.01 WATER AND SEWER DESIGN REPORT FOR MAIN STREET HOTEL SITE NARRATIVE The purpose of this report is to summarize the design capacity and demands of the proposed sanitary sewer and water service installations associated with the Main Street Hotel project in Bozeman, Montana. The water services will connect to an existing water main located in North 5th Avenue and the sewer services will connect to a new sewer main that will be in North 5th Avenue. WATER The proposed water system consists of approximately 318-feet of new four (4) inch diameter water service and approximately 315-feet of new six (6) inch diameter fire service. The proposed four (4) inch and six (6) inch diameter services will tie-in to eight (8) inch water main in North 5th Avenue. The peak hour domestic demand was calculated at 39.33 gpm based on DEQ Circular 4, see Appendix A. The pressure provided at the 8-inch water main connection in 5th Avenue, at 39.33 gpm, is approximately 112 psi. The pressure loss through the approximately 318-feet of new 4- inch domestic service is approximately 1 psi, resulting in an expected pressure available at the proposed hotel of 111 psi. The expected pressure at the building is adequate to service the domestic use so the 4-inch domestic service design is acceptable. See Appendix C for hydraulic model output data. Fire flow test data was provided for three (3) existing fire hydrants closest to the site. Based on the information provided by the City of Bozeman, a hydraulic model was prepared to confirm there is adequate pressure for the domestic and fire service to the building. The building construction type is V-A so the required fire flow without automatic sprinklers is 5,250 gpm, per Appendix B of the 2021 IFC. Since the building will be equipped with an automatic sprinkler system, the required demand can be reduced by 75% which is 1,312.5 gpm. The required fire flow cannot be reduced below 1,500 gpm, so 1,500 gpm is the required fire flow for this building. The pressure provided at the 8-inch water main connection in 5th Avenue, at 1,500 gpm, is approximately 112 psi. The pressure loss through the approximately 315-feet of new 6- inch fire service is approximately 22 psi, resulting in an expected pressure available at the P:BOZ_07022_01_Utility_Design_Report 2 (1/12/24) CS/rpe proposed hotel of 90 psi. The expected pressure at the building is adequate to service the fire sprinkler system so the 6-inch fire service design is acceptable. See Appendix C for hydraulic model output data. A total flow of 1,538.76 gpm (1,500 gpm fire flow demand and 39.33 gpm peak hour demand) was used to assume the total fire flow demand on exterior hydrants. Based on this demand, the residual pressure at the existing fire hydrant at the corner of North 5th Avenue and West Main Street (Hydrant 111) is 115 psi, which is well above the required 20 psi minimum per the 2021 IFC and City of Bozeman requirements, see Appendix B. Therefore, the existing water main within North 5th Avenue, Main Street, and Mendenhall Street can adequately serve the proposed Main Street Hotel development. SANITARY SEWER The proposed building has two (2) sanitary sewer services exiting the building and includes the installation of approximately 60-feet of six (6) inch PVC sewer lines. The two (2) six (6) inch services will tie-in to a new eight (8) inch sanitary sewer main located on the west side of North 5th Avenue. Capacity calculations were conducted per the City of Bozeman Design Standards and Specifications Policy dated March 2004, updated May 2017, and DEQ Circular 4. Capacity calculations are in Appendix A. A 6-inch sewer service capacity at 75 percent full is 268-gal/min using the minimum pipe slope of 0.02 ft/ft. The project area is zoned B-2M, Community Business District-Mixed. We assumed each of the 125 rooms were occupied with two (2) guests for a total of 250 customers. We assumed 48 gpd/person. We also assumed that eight (8) employees will be at the proposed hotel with a typical wastewater flow of ten (10) gpd/person. There are four (4) retail spaces located on the first floor with four (4) assumed employees per store with a typical wastewater flow of ten (10) gpd/person. We assumed 350 customers with a typical wastewater flow of three (3) gpd/person. Wastewater flow demands were determined using DEQ 4 Table 3.1-1. The typical wastewater flow for the building is as follows: Sanitary Sewer Average Demand = 48 gpd/person * 250 guests + 10 gpd/person * 24 employees + 3 gpd/person * 350 customers = 13,290 gpd Peak flow calculations for the proposed sanitary sewer pipes were completed to find the overall peak flow in the six (6) inch sewer service exiting the building. The average daily flow exiting the building was estimated at 9.23 gal/min. A peaking factor of 4.24 was then applied for a peak hourly flow rate of 39.16 gal/min. An infiltration flowrate of 0.16 gal/min was then used to calculate a total peak hourly flow rate with infiltration of 39.33 gal/min, which is significantly less than the six (6) inch capacity of 268 gal/min stated above and therefore, has been designed to adequately serve the proposed development.
